Water damage restoration cost: what Little Rock homeowners can expect
No one can price your job from a web page. What follows are national ranges from two named cost guides, so you can read an estimate and see which way your job leans.
A referral service, not a contractor. Your callback request is passed to an independent restoration company that works your part of central Arkansas. Riverstage does not perform the extraction, drying or repairs.
The overall ranges
Those are national numbers, collected from projects all over the country. Prices in central Arkansas vary, and the two guides do not agree on every line. Treat them as a way to sanity-check a written estimate, not as a quote. Sources: HomeGuide, water damage restoration cost and HomeAdvisor, water damage restoration cost (updated June 17, 2026).
By type of water, per square foot
The dirtier the water, the more gets thrown away and the more protective work is needed.
| Water category | HomeGuide | HomeAdvisor |
|---|---|---|
| 1: Clean (supply line, rain leak) | $4 – $6 | about $3 – $4 |
| 2: Gray (washer, dishwasher) | $6 – $9 | about $4 – $6.50 |
| 3: Black (sewage, floodwater) | $9 – $12 | about $7 – $7.50 |
HomeGuide's overall figure for removing water and drying is $4 to $12 per square foot.
By damage class
The class describes how much area and material got wet, from one corner of a room up to deep, long-standing water.
| Class | HomeGuide | HomeAdvisor |
|---|---|---|
| Class 1, small area | $150 – $500 | $150 – $400 |
| Class 2, a room or more | $1,500 – $5,000 | $500 – $1,000 |
| Class 3, walls and ceilings | $5,000 – $15,000 | $1,000 – $3,000 |
| Class 4, deep or long-standing | $15,000 – $100,000 | $20,000 – $100,000 |
The guides define the classes a little differently, which explains much of the gap in the middle rows.

What pushes a Little Rock bill up or down
- How fast drying started. Every day water sits, more material moves from dry-in-place to tear-out.
- The kind of water. A sewer backup or creek water nearly always costs more than a supply line leak of the same size.
- Crawl space or slab. Crawl spaces mean awkward work in a tight space, wet insulation to bag and sometimes a vapor barrier to replace. Slab leaks add a plumber's leak search before drying can start.
- Humid months. Central Arkansas summers make dehumidifiers work harder, which can add equipment days.
- Timing and demand. HomeGuide notes that after-hours or weekend calls can add $200 to $500, and that big disaster or black-water jobs take longer when contractors are in demand. After a citywide freeze or tornado, that is exactly the situation.
- What is in the estimate. Drying, rebuilding and contents cleaning may be separate bills. HomeGuide notes that painters, roofers, electricians, plumbers and carpenters may bill on their own.
- Permits. Rebuild work may need a permit. North Little Rock lists a minimum building permit fee of $30, with most fees based on the value of the work. Little Rock's building permit desk is at 501-371-4832.
How to read an estimate
- Find the square footage and the water category the company assigned. Do they match what you saw?
- Look for separate lines for extraction, removal of materials, equipment days, antimicrobial treatment and monitoring visits.
- Check how many drying days the estimate assumes, and what happens if readings say it needs more.
- See whether rebuild is included or excluded. A low drying price with a vague rebuild line is not a low total.
- Ask what the company will give you at the end: final moisture readings, photos and a list of what was removed.
Mold is a separate number
HomeGuide puts mold remediation at $15 to $30 per square foot, or $1,500 to $15,000 and up, and a mold inspection at $300 to $650. HomeAdvisor's range for mold removal is $1,100 to $3,400. If an estimate jumps to mold work, ask to see the reason, and consider an independent assessment first; the page on mold after a leak explains when one makes sense. Riverstage does not refer mold remediation.
Insurance
Whether any of this is covered depends on your policy, and this service cannot advise on it. Keeping receipts and the drying company's moisture logs helps either way. The Arkansas Insurance Department's Consumer Services Division is at 501-371-2640 or 1-800-852-5494.
Cost questions
Is there a charge for the referral?
No. Homeowners pay nothing to Riverstage. The independent company you hire sets its own price, and you are never required to hire it.
Why do two estimates differ so much?
Usually because they assume different amounts of tear-out, drying days or rebuild. Put them side by side line by line, and ask each company to explain its water category and class.
Can I cut the cost by doing some of it myself?
Moving belongings, photographing the damage and pulling up a clean-water area rug can help. Cutting drywall, handling sewage or working in a wet crawl space is where people get hurt or spread the damage.
